Time Is Running Out to File for Your ANCHOR Benefit

Mail arrives in the mailbox.

New Jersey seniors who have not yet filed for their ANCHOR property tax relief are encouraged to act soon, as the state deadline of October 31, 2025 is fast approaching. The program, officially known as the Affordable New Jersey Communities for Homeowners and Renters (ANCHOR), provides direct relief to help residents offset rising property taxes and housing costs.

The ANCHOR benefit is available to most homeowners and renters who lived in New Jersey during the 2022 tax year. Homeowners with incomes up to $250,000 are eligible for benefits up to $1,750, while renters with incomes up to $150,000 can receive up to $700. Payments are typically issued by direct deposit or paper check several weeks after filing.

If you have not filed yet, here’s how to do so:

  • Online: Visit the official ANCHOR filing website at nj.gov/treasury/taxation and click on “File Your ANCHOR Application.”
  • By Phone: Homeowners can file by calling 877-658-2972 if they have their personal identification number (PIN) and ID number from their mailer.
  • By Paper: Paper applications are available by request for those without internet access. Call 888-238-1233 to have a form mailed to you.
