New Jersey ANCHOR Benefit Letters Begin Arriving

New Jersey residents will start receiving their ANCHOR Benefit Confirmation Letters beginning Wednesday, August 13, 2025, marking a significant milestone in the state’s property tax relief program. These letters will provide crucial details about this year’s tax relief benefits for eligible homeowners and renters.

What the Letters Contain

The confirmation letters being mailed this week will inform recipients that the state will automatically file their ANCHOR applications on September 15, 2025, based on information from their previous applications. This streamlined process is designed to make accessing property tax relief more convenient.

Key Changes for 2025

This year brings several important updates to the ANCHOR program. Most notably, ID and PIN mailers will no longer be sent out. Instead, all applicants must verify their identity through ID.me when using the online application system. The state is also implementing a new combined application process called PAS-1 for senior residents and those collecting Social Security disability benefits.

Eligibility and Benefits

The ANCHOR program provides property tax relief to New Jersey residents who own or rent their primary homes and meet specific income requirements. Homeowners can receive up to $1,500, while renters are eligible for up to $450, with an additional $250 available for seniors. To qualify, homeowners must have a 2024 gross income not exceeding $250,000, while renters must stay under $150,000.

What to Do If You Don’t Receive a Letter

Residents who don’t receive a confirmation letter shouldn’t worry. They can file an application for property tax relief online when filing becomes available in mid-August. The deadline for all applications is October 31, 2025, and payments will begin on a rolling basis starting in November.
